1) My First Project Was A Success!
Hi, my name Gaven, and I would like to describe my experience with The Great LLC and its owner Douglas Gratz. First let me say, everything that was promised in the business model, was exactly what I got. Where it says "we will hold you hand through the whole process", the owner Douglas Gratz, literally was present every step of the way showing and teaching me how to flip a house. First we met in person at a Star Bucks near where I live, he came to me! He explained to me how his business works and his goals for me. He said "I want to teach you how to flip and rent homes so you can go out and do it without me and my company. A close friend helped me, and I would like to do the same for others." So the first step was for him to find me a house to buy. After doing so, he explained how to buy this particular house at auction. We then went to the auction and of 10 houses he hand picked, I won a bid on one! It was exhilarating. After that we went for lunch where he explained the rest of the auction process. How to pay for the remainder of the bid, where to go and what to do. We then went to the house that I just won (I can't get over that fact, it was such an experience!) We walked through it all the while Douglas told me to take out my note book and take notes. He showed me what to look for in terms of things that need to be fixed and to write them down. He also took me outside and taught me what to look for when researching possible profitable properties at sheriff sale. Since you cannot see the inside of the house, he told me to always assume the worst. But when it comes to the outside, I learned by looking at the roof and siding you can determine possible leaks and foundation shifting and things that make you say "Nope this is not a good one" Anyway after we made the list of things that need to be fixed in the house I just bought, we met a few days later , and he taught me how to price everything out. After that he encouraged me to find multiple general contractors and get quotes. After doing so, he negotiated the best deal possible and taught me how, mind you I will need practice, but the knowledge Douglas gave was indispensable. Once that step was done, a few times a week Douglas stopped by to see the progress and make sure the workers were doing good work. He told me I had to be their everyday and facilitate to make sure contractors arrive on time and do what they are supposed to do and to do it fast. "Time is money" Douglas would always say. You never know when the market will change, so projects need to be done as fast as possible. Lastly once all the work was done, he showed me how to shop for real estate agents. We put the house up for sale and within a month the house was sold and I made $35,000 in profits in less than 3 months. Not only did I make a large amount of money, I learned a lot about flipping houses. I gained confidence in the process and though I am not sure I am ready to go and do this on my own, I am sure after 1 or 2 more projects I will be and the stuff Douglas is teaching me, is helping me get ready to leave "the nest" as he would say. He really guided me the whole way. Not his employees, not his contracters, he himself was there like promised. Paying for his services was worth every penny and that is my story.
